Strong Economic Indicators making Ibeju Lekki a MARVELOUS INVESTMENT PLUS

Morning y’all,

I called a prospective client earlier to pitch real estate investment to him. He asked one very cogent question…”Why Ibeju-Lekki of all places in Lagos?”. I had these answers for him. Allow me to share.

Firstly I explained about the biggest thing in the Ibeju-Lekki Area, the Lekki Free Trade Zone (LFTZ). Permit me to enlighten you about what makes the Free Trade Zone (FTZ) special. Any company registered to work within the FTZ, which will become operational next year 2018, stands to enjoy plenty benefits.

These include:

  • Exemption from all Federal, State & Government taxes, levies and rates.
  • No import or export license required
  • Repatriation of foreign capital investment in the Zone at any time with capital appreciation of the investment
  • Remittance of profits and dividends earned by foreign investors in the Zone
  • Exportation of 100% of goods into the Nigerian Customs Territory

I explained further that the FTZ is designed and constructed by Lagos State as a multi-product and logistics hub for the entire West African Region. Strategically located 60km east of Lagos, the zone is well-connected by road, sea and by air. When fully developed, it will spread over an area of 805 hectares. This will house a number of petroleum and petrochemical complexes and other manufacturing industries, foremost being the Dangote Refinery. Dangote Refinery is a $14 billion project due for completion in 2018. On completion, the refinery will refine 650,000 barrels of crude oil per day.

Other points to note:

I highlighted another investment plus, the Lekki Deep Seaport right opposite the FTZ. This Seaport will handle about 6 million Twenty-foot Equivalent Units (TEUs) of containers upon completion. The deep seaport, expected to swing into full operation in 2019 should create 169,000 jobs directly and indirectly. Overall, 235000 jobs, both direct and indirect, would be created by the year 2019, when Dangote Fertilizer Plant Factory becomes operational.

Lastly, because he is the recreation-fun-enjoyment oriented type of person, I threw in some information about nearby exquisite beach resorts. Examples include The La Campagne Tropicana Beach Resort, Eko Tourist Beach Resort and Funtopia Water park to mention but a few. All are within minutes of the FTZ.


My conversation with this client tapered to a close with a simple statement on how Returns on Real Estate Investment here will skyrocket 500% come 2019 when all these projects go operational. Voila! that must have done the trick. He enthusiastically asked for the price of the most expensive property in the area. I presented him with info on  Westwood Park II Estate now valued at 12 million Naira per plot. He fixed a date next week to come inspect the property and the conversation ended on a great note for me (at least lol!).
